Most landlords, however, opt for the long and hard process.&nbsp;<\/p>\n\n\n\n<p>The government has implemented <strong>pay bill 222222<\/strong>, which is the only receiving channel for all government services, <a href=\"https:\/\/property254.co.ke\/blogs\/terms-you-must-include-in-your-lease-or-rental-agreement\/\" target=\"_blank\" rel=\"noopener\">including paying rental<\/a> income tax, in an effort to improve transparency and speed up processes.<\/p>\n\n\n\n<p>Landlords have already welcomed the government&#8217;s move to improve tax compliance among them, which involved lowering the <a href=\"https:\/\/property254.co.ke\/blogs\/ultimate-guide-to-rental-income-tax-in-kenya\/\" target=\"_blank\" rel=\"noopener\">rental income tax<\/a> rate from 10 percent to 7.5 percent on gross rent paid.<\/p>\n\n\n\n<p>Landlords are supposed to register for a Monthly Rental Income (MRI) before being allowed to submit their Rental Income tax.<\/p>\n\n\n\n<p>Monthly Rental Income (MRI) is payable by <a href=\"https:\/\/property254.co.ke\/blogs\/passive-income-ideas-through-rental-properties\/\" title=\"Passive Income Ideas Through Rental Properties in Kenya\" target=\"_blank\" rel=\"noopener\">property owners on rental income<\/a> received exceeding Ksh280,000 but below Ksh15 million annually.<\/p>\n\n\n\n<p><strong>Steps to Register a Property for an MRI<\/strong><strong> (<\/strong><strong>Monthly Rental Income<\/strong><strong>)<\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Go to the itax portal&nbsp;<a href=\"https:\/\/www.kra.go.ke\/\">https:\/\/www.kra.go.ke\/<\/a><\/li>\n\n\n\n<li>Go to the registration tab and click on the very last option Register Property details then click on Next<\/li>\n\n\n\n<li>Go to section B which should be filled by the taxpayer depending on the type of property ranging from&nbsp;New property,&nbsp;Update property, or&nbsp;Deregister property.<\/li>\n\n\n\n<li>After selecting the type of property, proceed to fill out a PIN of a tenant of the said property.<\/li>\n\n\n\n<li>The system will auto-populate your name and details.<\/li>\n\n\n\n<li>Fill out the needed details depending on the selected options and enter the estimated monthly rent then click on add<\/li>\n\n\n\n<li>Enter any remarks under Application Remarks and click on submit.<\/li>\n\n\n\n<li>You will receive an acknowledgment Receipt for the registered property details.<\/li>\n<\/ol>\n\n\n\n<p><strong>For registered landlords who want to submit their returns, they will have to follow these steps.<\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Login to&nbsp;<a href=\"https:\/\/www.kra.go.ke\/\">https:\/\/www.kra.go.ke\/<\/a><\/li>\n\n\n\n<li>Under the returns tab, click on File Return<\/li>\n\n\n\n<li>Select the obligation Income Tax &#8211; Rental Income and click on next. This will generate two options:<\/li>\n\n\n\n<li>Sections A and B- Select whether you are filing an Original Return or an Amended Return.<\/li>\n\n\n\n<li>The total number of properties&nbsp;<a href=\"https:\/\/www.kenyans.co.ke\/news\/96548-kra-autofill-your-information-starting-january-how-file-vat-return-auto-populated\">will be auto-populated<\/a>&nbsp;based on the number of properties. If there are none, this field will need to be entered.<\/li>\n\n\n\n<li>Enter your monthly rental income.&nbsp;<\/li>\n\n\n\n<li>The Tax on rental income will be automatically computed. Where you have any rental withholding certificates and credits for the month in reference, the system will auto-populate and the tax due will also be calculated by factoring in all the credits where any applies.<\/li>\n\n\n\n<li>The final step is to click the Submit button<\/li>\n\n\n\n<li>MRI is a final tax; therefore, persons are not required to declare the same in their annual income tax.<\/li>\n<\/ol>\n\n\n\n<p>Read:&nbsp; <a href=\"https:\/\/property254.co.ke\/real-estate-taxes-in-kenya-97\">Real Estate Taxes in Kenya<\/a><\/p>\n\n\n\n<p>After filing the MRI, generate a payment slip through<\/p>\n\n\n\n<p><strong>The payment registration number is generated through itax via&nbsp;https:\/\/www.kra.go.ke\/<\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>&nbsp;Under the tab Payments select New Payment Registration.&nbsp;<\/li>\n\n\n\n<li>Select the tax head as Income Tax and the Tax sub-head as Income tax -rent.&nbsp;<\/li>\n\n\n\n<li>Select the payment type as Self-Assessment Tax where the return has already been filed and proceed to enter the tax periods (year and month).<\/li>\n\n\n\n<li>After selecting the radio button, click on the Add button then select the payment mode which is through Paybill.<\/li>\n\n\n\n<li>Press \u2018Submit\u2019 and retrieve a unique payment registration number, which will be used for mobile payment.<\/li>\n<\/ol>\n\n\n\n<p><strong>After downloading the receipt;<\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Go to your sim toolkit<\/li>\n\n\n\n<li>Enter <strong>paybill&nbsp;222222<\/strong><\/li>\n\n\n\n<li>Enter the Payment Registration number (PRN) as the account number.<\/li>\n\n\n\n<li>Key in the amount indicated on the PRN&nbsp;<\/li>\n\n\n\n<li>Enter your PIN and click send.<\/li>\n<\/ol>\n\n\n\n<p>One can also opt to use this method.<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Dial&nbsp;*222#<\/strong><\/li>\n\n\n\n<li>Select the pay KRA bill option<\/li>\n\n\n\n<li>Enter the E-slip (PRN) number<\/li>\n\n\n\n<li>Select payment mode M-PESA&nbsp;<\/li>\n\n\n\n<li>Enter the M-PESA pin and complete the rest of the process.<\/li>\n<\/ol>\n\n\n\n<p>Rental Income is filed on or before the 20th of the following month.
