Who is a Real Estate Mentor?

A real estate mentor is a knowledgeable individual in the real estate market. In most cases, real estate mentors are successful investors and agents in the industry. That’s why they are an excellent fit to guide newbie investors and agents in the real estate industry.

A real estate mentor serves as a guiding light, offering invaluable expertise, experience, and insights to navigate the complexities of the real estate market.

A mentor will show you the ins and outs of the property industry. They will show you the strategies that have worked for them and how to achieve results with their plans. Getting a mentor with a trace of success in the lead generation strategy you would like to use will be a good idea.

For instance, if you want to use social media as the primary marketing strategy, get a mentor with tangible success through their social media campaigns.

6 Ways to Find a Real Estate Mentor

    1. Networking Events

You should attend industry conferences, seminars, or local real estate meetups to connect with experienced professionals who may be open to mentoring. Remember that when starting a real estate investment, it’s time you should be an outstanding researcher.

Furthermore, these networking events can also help you to connect with professionals who can help you close deals later.

    2. Online Platforms

Utilise online platforms dedicated to connecting mentors and mentees in the real estate industry, such as mentorship forums or social media groups.

For instance, search for real estate Facebook groups and join. Once in the groups, you will identify the posters and commenters who seem to know more about real estate.

Afterwards, you can follow up on the profiles to know more about them. You can contact them for mentorship if their profile represents a professional real estate investor or agent.

    3. Real Estate Associations

Join local or national real estate associations to gain access to mentorship programs they offer. These associations often have resources to help match mentors and mentees.

For example, you can join the Kenya Professional Realtors Association(KPRA)  to network with other professionals and get your real estate mentor.

    4. Property Investment Clubs

Join local property investment clubs or associations where you can meet seasoned investors who may be willing to share their knowledge and experiences. You can search for these clubs in your area and join them. The good thing is that you’ll also network with other professionals in the industry.

    5. Real Estate Courses

Enrol in educational programs or workshops focused on real estate investing. These platforms often provide mentorship opportunities as part of their curriculum.

In addition, some real estate website owners also provide mentorship if you reach out to them. You will also access free website reading materials to help you grow your business without fear.

    6. Personal Referrals

Seek recommendations from trusted individuals in your network who may know experienced investors willing to mentor aspiring real estate enthusiasts.

For instance, if you have a friend doing well in real estate, you can ask them about their mentor, and they can just refer you to them. That will be better because you have proof that the mentor can deliver positive results.

Why You Should Get  a Real Estate Mentor

    Knowledge and Experience

A seasoned mentor possesses a wealth of knowledge and hands-on experience in the real estate industry. They can provide practical advice, proven strategies, and valuable tips that textbooks and online resources can’t match.

    Network Expansion

A mentor often has an extensive network of industry professionals, including agents, brokers, contractors, and investors. Connecting with your mentor’s network gives you valuable resources and potential business opportunities. It will be an excellent stepping stone when starting a real estate business.

    Emotional Support and Accountability

Investing in real estate can be a challenging task. Therefore, a real estate mentor provides emotional support during tough times and holds you accountable for your goals. They will also help you stay focused and motivated even when everything falls apart.

    Types of Real Estate Mentors

Whether you want to be a real estate agent or an investor in the property market, you should get a suitable mentor.

    One-on-One Mentors

These mentors provide personalised attention and tailored guidance. They work closely with you, address your needs and challenges, and offer personalised strategies to help you succeed.

One-on-one mentors are the best if you would like to succeed faster in your real estate career path. However, you will pay the mentor to tutor you throughout your investment journey.

    Group Mentors

Group mentors organise seminars, workshops, or mastermind sessions where multiple investors come together to learn and share experiences. Attending these seminars gives you an excellent opportunity to network with other professionals. Remember that networking is one of the most amazing tools you need to succeed in the real estate industry.

Some of these seminars are free, while others you should pay for. However, fees for group mentors are little compared to that of an individual mentor. These environments foster collaboration and allow you to learn from diverse perspectives.

  • How Much Land Do You Need To Build

How Much Land Do You Need To Build

Some people prefer building to buying a property in Kenya. While others prefer to buy an already completed house to save on settlement time. If you prefer building your home or income property, consider acquiring land enough to fit your property. This blog will show you the size of land you should have before you start building your home or income property in Kenya. Property254 primarily aims to educate you about real estate investment and buying homes in Kenya. We also have listings of land for sale you can buy in Kenya.

How Much Land Do You Need To Build Income Property

A good land-to-building ratio is usually above 2:1. This means that the land size should be at least two times the size of the apartment. Equally, an acre of land will be enough to build an income property unless you want to invest in big projects. An acre of land is equivalent to 4046.86 sq. metres.

However, most income property investors buy parcels of land in terms of plots. For instance, you can buy a plot measuring 50 feet by 100 feet, which will be enough to build one storey building.

An income property is an investment that aims to bring in money for the investor. Income properties are residential, commercial, or industrial properties.  When investing in income property in Kenya, it’s essential to know the size of land you need to build your property.

The land size depends on the type of income property you will build. For instance, an industrial estate will require a larger land due to the activities associated with the premises. On the other hand, a residential property may take less land, especially with storey buildings.

Furthermore, a commercial building can also take up less space, especially if it’s storey.
However, before you build any income property in Kenya, you should get a licence from the National Construction Authority(NCA).

How Much Land Do You Need To Build a Home

When building a personal residential home, consider getting a larger piece of land where you will have enough space. A more recommended land-to-building ratio for a home is 4:1. This ratio implies that the land will be four times the size of the land.

A big land at home is an excellent way to expand it in other profitable means. For instance, if you have a big home compound, you can rear chickens, do dairy farming, and have a small kitchen garden to help you save money for groceries.

An acre of land is slightly above half of a football pitch. Therefore, an acre of land is enough to build a home and still manage to do other activities in the compound.

However, you should hire a professional architect to plan your land and ensure you don’t misuse it. An architect can help you save your one-acre land and enable it to fit other buildings like cowsheds, chicken houses, etc.

    Conclusion

The land you need to build a property depends on the uses of the property. Therefore, it’s essential to understand what you want to do with your property before planning to build.

In addition, ensure you work with an architect to help you plan your land accordingly. And remember to use modern tools like 3D models to utilise your space to the maximum.

Finally, don’t forget to peruse our land listings so you can buy and build your income property or your home.

How Much Land Do You Need To Build: Frequently Asked Questions

    What does 1 acre mean?

An acre of land equals 4046.86 sq. metres or 43560 sq. feet.

How many plots of 50 by 100 feet are in one acre of land?

A 50 by 100 feet plot equals an eighth of an acre. Therefore, one acre has 8 plots of 50 by 100 feet.

  • Ongata Rongai Neighborhood Guide : All You Need to Know

Ongata Rongai Neighborhood Guide : All You Need to Know

Ongata Rongai, popularly known to many as just Ronga or Rongai is located approximately 17 kilometers south of Nairobi CBD. It is in Kajiado North constituency, Kajiado County, and is largely within the Nairobi metropolitan. Mbagathi River separates the smaller part of Rongai from the Nairobi metropolitan. The name ‘Ongata Rongai’ originates from the Maasai language and translates to ‘narrow plains’.

If you have not been to Rongai, at least you have come across some of the humorous memes created about the town that circulate on social media, especially to do with its ‘long’ distance from Nairobi town and the dust in the town.

However, the town is not too far from Nairobi CBD, the issue mostly is the traffic jam caused by matatus that overlap on the narrow road heading to Ongata Rongai.

On the dust issue, especially during the dry season, the town is prone to dust which is blown by the wind or stirred up by vehicles on some of the un-tarmacked roads.

You cannot mention Ongata Rongai without mentioning its Matatu culture. The Ongata Rongai route is served by award-winning matatus. Their modifications include and not limited to Graffiti, Snake lights, comfortable seats, TV screens, Power sockets, free WI-FI, and booming music. Embarking on a ride in these mini-buses to Rongai is an adventure by itself which has in the past attracted international celebrities like Trey Songz.

Residents and visitors here also enjoy fresh produce directly from nearby farms sold at mainly two different markets, Soko Mjinga in Kware area and another market near Maasai Mall. Additionally, Rongai is known for its mouth-watering nyama choma joints from the same nearby Maasai farms.

Umoja Neighborhood Guide : All You Need to Know

Umoja estate or popularly referred to as Umo is located approximately 9 kilometers east of Nairobi CBD. Umoja is divided Into Umoja I Ward, Umoja II Ward and Umoja Innercore. It is in Embakasi West constituency in Nairobi County.

A brief history of Umoja Estate

In the 1970s the Nairobi City Commission built Umoja Estate to cater to the then-growing urban population. A certain amount was to be paid for by the original occupants of the houses constructed by the commission on a monthly basis.

However, due to inadequate capital, the council could not continue constructing more houses as per its plan. Therefore, people were allowed to build their own houses so long as they would pay the annual land rates.

This quickly changed the face of the estate from a clean and decent estate to more of a disorganized one as people defied the initial urban planning. Over the years the estate has grown into a slam-like city with many unplanned buildings some on open spaces and on road reserves a consequence of corruption within the city council.

The estate is now densely populated and occupied by mostly low-income earners and middle-income earners.

  • Buruburu Neighborhood Guide : All You Need to Know

Buruburu Neighborhood Guide : All You Need to Know

Buruburu, popularly referred to as Buru is located approximately 7.5 Kilometers from Nairobi CBD. It is subdivided into five phases that are in two different constituencies, Makadara Constituency and Embakasi West Constituency, both in Nairobi County. Phase 1 is in Kariobangi South Ward, phases 2 and 3 are in Harambee Ward, phase 4 is in Viwandani Ward and Phase 5 is in Maringo/Hamza Ward.

    Brief History of Buruburu

The origin of the Buruburu estate can be traced back to the 1962 Regional Commission, which advocated for the expansion of Nairobi, for housing and development purposes on the eastward side. This program adopted a mortgage housing finance strategy that would provide housing for the emerging Nairobi middle class. Before then, the postcolonial government had built rental houses that were mainly inhabited by high-income earners.

Click here to find properties for sale and to rent in Buruburu

This program was designed in the year 1974 and covered 85 hectares of land. It took a decade to complete the 5 planned phases, with each phase consisting of 1000 units. Most of the units in these 5 phases were maisonettes with 3-4 bedrooms as well as 2-3 bedroom bungalows.

After its completion in the mid-, the Buruburu estate was a desirable neighborhood to live in. Only top business people, government officials, professionals, and a few expatriates on short-term assignments in the country could afford to live here and were proud to be associated with the estate. The estate was a model for future developments in other commonwealth countries in Africa.

But over the years, the estate has declined due to neglect and rapid urbanization. Construction of extensions to existing houses, illegal structures/businesses, prostitution, insecurity, and keeping animals have also contributed greatly to this decline in its value.

Low and middle-income earners now mostly inhabit Buruburu estate.
