A
lease is a legal contract that outlines the terms and conditions under which
the Kenyan government agrees to let out a property to an individual, multiple
individuals, or an entity for a specified period of time. This application
involves the participation of various stakeholders, including applicants,
beneficiaries, advocates, and specific Ministry officials. This preparation is
the final step of the process of development control applications such as
change and extension of user, subdivision and amalgamation and extension of
leases.
Application Steps
Ãâ÷
Getting County approvals. It is worth noting that
the latter is not currently being done on a Ardhisasa.
Ãâ÷
Getting Land Administration approval or
provisional approval for the development Control process.
Ãâ÷
Survey amalgamation and subdivision processes. This is where they get County
recommendations and final approval.
This
particular application can be initiated by any member of the public the land
owner.
All
processes that attract a payment will have a system generated invoice or
invoices as well as the accepted payment channels to be used as such you should
not make any additional payments to facilitate the processing of your
application.
Here is the process of Lease Preparation (Subdivision)
application
1. Log in to https://ardhisasa.lands.go.ke/account/login with Ardhisasa ID or
national ID number and
password.
2.
Navigate
to the land Administration section and click view more and you'll find the
application listed under the services offered in this department. There
are a number of tabs provided namely pending, ongoing,
completed and rejected. All the applications that you have
initiated will be listed among the tabs provided depending on the level of your
application.
3.
Click
on the new application button on the top right-hand corner.
4.
Explore
the FAQs to acquire knowledge on certain details that might be of interest to
you before initiating the application.
5.
Enter
the parcel
number of the mother
parcel. This is the original parcel number
in the format REGISTRY/ BLOCL118/PARCEL NUMBER.
6.
Enter
the approval letter reference number as is featured on the land Administration
approval letter for the subdivision process.

Please note that you must input the information required in
the fields with an asterisk sign alongside them failure to which you not be
able to successfully submit your application.
7.
Attach
a copy of the land Administration approval letter.
8.
Review all the details you have provided in the Verify
Details section and confirm their accuracy. Then, submit your application.
9. You will receive a
confirmation message on a pop-up box to affirm that the application has been
created successfully.
10. After submission, navigate
to the Invoice tab and pay the surrender fees, which include conveyancing fees,
registration fees, and stamp duty fees.
11. Surrender your current
mother title documents. An invite and ticket will be automatically created by
the system for you to do so. Access the My Appointments tab, choose a date and
time, and confirm the appointment.

Process on Ardhisasa
Once
the application reaches the Land Administration Department, it will go through
various stages, including valuation, rent payments, and generating an invoice
for new Grant fees.
If
the application involves subdivided parcels, add beneficiary details for each
parcel. Also, invite your preferred advocate to represent you and the
beneficiaries in the application process.
The
Advocate should switch to their Advocate account and accept representation.
They will also sign the application electronically using the provided signing options.
After
beneficiaries have executed the application, you will receive a notification to
submit the application to the registration department for processing.
Once
the application is completed, you or your Advocate will be
informed about where and when to collect the registered list document and
certificate of lease.
